Exterior House Painting Cost in Myerstown and Lebanon County, PA: By Size, By Siding, and When to Do It (2026)
By the Amazing Builders crew, Myerstown, PA. Prices quoted are typical ranges for our region, not a quote for your house. Ask for one.
Painting the outside of a house in Myerstown or Lebanon County costs $3,000 to $14,000 for most homes. A small, well-kept ranch with vinyl siding is at the bottom. A two-story farmhouse with wood siding that needs scraping is at the top, and sometimes over it. The national average is $2.50 to $4.50 per square foot of wall for a standard repaint, and Central Pennsylvania sits in the middle to upper half of that because our winters are hard on paint and our houses are old.

Cost by house size
| House | Wall area | Typical cost |
|---|---|---|
| Small one-story | 1,200 to 1,600 sq. ft. | $3,000 to $6,000 |
| Mid-size two-story | 2,000 to 2,600 sq. ft. | $5,500 to $10,000 |
| Larger two-story | 3,000 to 3,600 sq. ft. | $8,500 to $14,000 |
| Large or custom | 4,000 sq. ft. and up | $13,000 to $20,000 and up |
Cost by siding type
| Siding | Per square foot | Why |
|---|---|---|
| Fiber cement | $1.20 to $3.20 | Smooth, stable, least prep when in good shape |
| Vinyl | $1.50 to $4.50 | Needs vinyl-safe paint; dark colors can warp panels in sun |
| Wood clapboard or shingle | $2.50 to $4.50 | The most prep: scraping, sanding, priming bare wood |
| Stucco | $2.50 to $5.50 | Texture soaks up paint and takes longer |
| Brick | $3.00 to $6.00 | Porous, uses the most paint, hard to undo once painted |
A note on brick: most of the brick in Lebanon County should not be painted. Once it is, it has to be painted forever, and paint can trap moisture in old soft brick. We will talk you out of it unless the brick has already been painted.
South Philadelphia, PAJul 2025duringWhat moves the price
- Prep. Scraping loose paint, sanding, caulking every joint, priming bare wood, replacing rotten trim. On an old wood house prep is more than half the job. On vinyl in good shape it is a pressure wash and a day of caulking.
- Stories and access. A second story means ladders or staging on every wall. Steep lots, decks and landscaping against the house slow it down.
- Trim and details. A farmhouse with porch columns, brackets and twelve window casings has more brush work than a plain colonial twice its size.
- Colors. Going from dark to light or light to dark takes an extra coat. Two body colors plus trim is three colors to cut.
- Paint. Budget exterior paint runs $30 to $40 a gallon and may need redoing in four to six years. Premium runs $60 to $90 or more and can last ten years. On a whole house that is a few hundred dollars for twice the life, which is why we quote premium by default and name it.
The painting season in Pennsylvania
Exterior paint cures properly when the surface stays above about 50 degrees for a full day and night after it goes on. In Lebanon County that means roughly mid-April through October, with the best months being May, June, September and early October: warm, dry, and not so hot the paint flashes before it levels. We do not paint exteriors in a July heat wave if we can avoid it, and we never paint a wall in direct midday sun.
Schedule in winter. Good crews book the spring by March.
How often a house needs repainting
- Wood siding: every 5 to 8 years, sooner on the south and west walls.
- Fiber cement: 10 to 15 years.
- Vinyl: once painted, every 8 to 12 years.
- Stucco: 7 to 10 years.
- Trim and doors on any house: every 5 years or so, because they take the weather.
The signs it is time: paint chalking on your hand, hairline cracks, peeling at the bottom of clapboards, caulk pulling away at the windows. Catching it at chalking is cheap. Waiting until bare wood shows adds priming and sometimes carpentry.
Do it yourself or hire?
Materials for a small house run $200 to $700. A crew runs $3,000 to $10,000 or more for the same house. The gap looks tempting until you count the 30 to 50 hours most DIY exteriors take, the ladder work, and the fact that most DIY exteriors skip the prep that makes the job last. Ladder falls are one of the most common serious home injuries, and a second story is not a place to learn.
Paint it yourself if it is a one-story house in good condition and you have the weekends. Hire it for anything with a second story, wood siding, or peeling.
Marysville, PASep 2025afterHow we paint an exterior
- Walk around with the owner. Note every soft spot, every open joint, every piece of rotten trim. Carpentry repairs are priced separately so you know what is paint and what is wood.
- Pressure wash and let it dry two days.
- Scrape, sand, prime bare wood, replace rotten trim, caulk.
- Mask windows, cover plants and the deck.
- Body color, two coats, sprayed and back-rolled on siding so it is worked into the surface. Trim brushed.
- Doors and shutters last.
- Walk around with the owner before the ladders come down.
We also stain fences, decks and railings with the same prep. The cedar fence behind our South Philadelphia rowhome got a semi-transparent stain within weeks of being built, which is when cedar takes it best. The board-and-batten screen we built in Marysville was primed on all sides before assembly and painted to match the siding.
Energy and the law
Paint is not insulation, but a sealed exterior with fresh caulk at every window does cut drafts; the Department of Energy covers air sealing in detail. In houses built before 1978, scraping old paint falls under the EPA lead-safe rules, which means containment and cleanup that a careful crew does and a cheap one skips. Pennsylvania requires a written contract for any home improvement job over $500 and registration with the Attorney General for contractors doing more than $5,000 a year.
Frequently asked questions
What does exterior painting cost in Myerstown? Most houses run $3,000 to $14,000 depending on size, siding and prep. Vinyl and fiber cement at $2.50 to $4.50 per square foot; wood, stucco and brick up to $5.50 or $6.
When is the best time to paint a house in Pennsylvania? May, June, September and early October. Mid-April through October is workable.
How long does it take? Three to five days for a typical two-story house with a two-person crew, after a drying day following the wash.
Should I paint vinyl siding? It can be done with vinyl-safe paint in a color no darker than the original. Dark colors absorb heat and can warp panels. If the siding is brittle or damaged, our siding guide compares painting with replacing.
