Bathroom Remodel Cost in Lebanon County, PA: What the Money Actually Buys (2026)
By the Amazing Builders crew, Myerstown, PA. Prices quoted are typical ranges for our region, not a quote for your house. Ask for one.
The short answer: in Lebanon County a bathroom remodel runs from about $2,500 for a cosmetic refresh to $45,000 and up for a full gut with moved plumbing. Most families land between $15,000 and $25,000 for a complete remodel of an average-size bathroom. The long answer is below, and it matters, because two bathrooms with the same footprint can cost $10,000 apart depending on three decisions.
These are typical regional ranges, not a quote. A written estimate after a walkthrough is the only number that counts for your house.
The three tiers
| Tier | Typical cost | What it includes |
|---|---|---|
| Cosmetic refresh | $2,500 to $8,000 | New vanity, faucet, toilet, lighting, paint, re-caulk. Nothing moves, no tile. |
| Full remodel, same layout | $15,000 to $25,000 | Everything inside the room replaced: tile shower or tub surround, vanity, floor, lighting, fixtures, fan. Plumbing stays where it is. |
| Gut renovation, new layout | $25,000 to $45,000 and up | Plumbing moved, walls opened, custom tile, walk-in shower, sometimes a bigger footprint. |
| Tub-to-shower conversion on its own | $6,000 to $20,000 and up | Basic same-footprint conversion at the low end, curbless at the high end. Inside a larger remodel it adds $8,000 to $15,000. |
The average full bathroom in a Pennsylvania house is 35 to 45 square feet. Per square foot that puts most projects at $150 to $400, with high-end finishes passing $500.
South Philadelphia, PAAug 2025afterWhere the money goes in a full remodel
People assume the vanity and the tile are the cost. They are a piece of it. A $20,000 bathroom typically breaks down roughly like this:
- Labor, all trades: 40 to 50 percent. Demolition, plumbing, electrical, tile setting, carpentry, paint. Tile labor alone is often the single biggest line.
- Tile and waterproofing: 15 to 25 percent. The same room can be a $4,000 tile job or a $14,000 tile job. Large-format porcelain is mid-range; natural stone and mosaic patterns climb fast.
- Fixtures: 15 to 20 percent. Toilet, tub or shower base, faucets, shower valve, glass.
- Vanity, top and mirror: 10 to 15 percent.
- Everything else: fan, lighting, paint, door, trim, permit.
Notice what is not on the list: the pretty parts are less than half. The rest is the work behind the wall, which is also the part that decides whether the bathroom is still dry in ten years.
The three decisions that move the price
1. Does anything move? Keeping the toilet, sink and drain where they are keeps you in the middle tier. Moving a fixture means opening the floor and sometimes the ceiling below. In our area that adds roughly $1,700 or more per fixture moved, and more in a house with a finished ceiling under the bathroom.
2. Tub or shower? A tub surround in tile is less tile and less waterproofing than a full walk-in shower with a tiled floor and a glass panel. If you want the shower, read our walk-in shower conversion cost guide for the details. Short version: it is the most requested upgrade we do and it is worth it for most owners, but it is not the cheap option.
3. What is the tile? A plain porcelain field tile in a straight layout is the baseline. Herringbone, large format on the floor, a niche in a feature tile, or anything with the word "marble" in it adds labor and material. We lay out the budget tile first and then show you exactly what each upgrade adds.
What is different about older Lebanon County houses
Half the bathrooms we remodel are in houses built before 1960, in Lebanon, Annville, Myerstown and the farm townships. They share a few surprises:
- Cast iron drains and galvanized supply lines. When they are exposed they usually need replacing. We budget for it and tell you if we get lucky.
- Plaster walls. Plaster comes off to the studs in the wet area. It is more demolition than drywall.
- Out-of-level floors. A tile floor needs a flat base. Leveling a sagging floor can add a day.
- No exhaust fan. Most old bathrooms have a window and nothing else. We add a fan and duct it outside. It is cheap and it is the single best thing you can do for the life of the new finishes.
South Philadelphia, PAAug 2025afterHow long it takes
A cosmetic refresh is two to four days. A full remodel of a single bathroom is two to three weeks of work once materials are on site, and the materials are the scheduling problem: a tiled shower cannot start until the glass has been ordered to size, and custom glass takes two to three weeks. We order it the week we measure so it arrives when the tile is done.
If it is the only bathroom in the house, we sequence the toilet back into service as early as possible, usually within the first week.
Ways to keep the number down without regret
- Keep the layout. This is the biggest saving available.
- Spend on waterproofing and the shower valve, save on the vanity. A vanity is easy to change later; a shower pan is not.
- Use one tile on the floor and walls. It looks bigger and it costs less than two.
- Pick a standard tub or shower base size. Custom pans cost more than custom tile.
- Buy the toilet and faucet from the same brand family. Parts match for the next twenty years.
Things we will not cut: cement board behind the tile, a membrane over it, a fan ducted outside, and a licensed plumber for the valve and drain.
Two of our bathrooms, with real numbers behind them
In a South Philadelphia rowhome we built two bathrooms at once: a tub bath in marble-look porcelain floor to ceiling, and a compact shower room with a curved glass enclosure and a wall-hung sink. Both were full gut remodels inside a whole-house project. In a farmhouse-style bathroom the budget went to a subway tile shower with a patterned niche and a real wood door, with wallpaper outside the wet zone to keep the tile bill down.
PennsylvaniaAug 2023afterWhat to ask any contractor before you sign
- Is the estimate itemized by trade and material, or one number?
- What waterproofing goes behind the tile, by name?
- Who does the plumbing, and are they licensed?
- Is the glass measured after tile, and who orders it?
- Is there a written contract with a start date? Pennsylvania requires one for any home improvement job over $500, and you have three business days to cancel after signing.
Frequently asked questions
Can I remodel a bathroom for under $10,000 in Lebanon County? A cosmetic refresh, yes. A new tiled shower, usually not. The tile, waterproofing and plumbing labor alone take most of that.
Is a walk-in shower worth it for resale? In a house with more than one bathroom, yes. If it is the only bathroom, keep a tub somewhere in the house; many buyers with small children want one.
Do I need a permit? For plumbing and electrical changes, yes, in every Lebanon County municipality we work in. We pull it.
How much does moving the toilet add? Plan on $1,700 or more for the plumbing alone, plus the floor and ceiling work to get at the drain.
